A demolition site plan is a planning document that depicts a specific property and what is going to be demolished.
Demolished in this case, means anything you are going to remove or tear down from a site. That could be a concrete slab, asphalt, a house or commercial building, or even a shed.
We have all seen that one house or building that has lived past its useful life and needs to be torn down for safety reasons. Well, the next time you drive by that structure and it is gone, it has most likely had a demolition site plan prepared for it and submitted to the city for a demo permit and has been approved.
Why do I need a demolition site plan?
Many times a demolition site plan is needed in order to pull permits within your city or county.
The reason they require one is that they want to ensure what you are taking down is not going to be a nuisance to the city, or to the neighborhood and that it is going to be done safely.
Going through the permit process with the city will allow the city to comment on your plans for demolition. If necessary, they will comment and have you adjust your plan to ensure safety and that you are following city standards and regulations.
Once you get a demolition permit your contractor can use that and the demolition site plan to tear down and remove what you indicated you were going to remove.
Many times the demolition site plan will also have buildings that are to remain. This is important because imagine if the contractor knocked down the wrong structure. The site plan can also act as part of the agreement with your contractor.

What is typically required on a demolition site plan?
The most important thing to show on the site plan is the correct building or structure that you want to have removed or demolished! This can’t be stressed enough!
But here are some other things that your local building department will want to see on the site plan:- Drawing set to scale
- Property dimensions
- Information about the site
- Vicinity map
- Easements and Right of Ways
- Setbacks to property lines
- Locations of buildings, pavement, and anything else existing that is significant.
- What do you plan on removing from the site? It is best if the items to be removed stand out from the other existing items (so typically bold/dark lines). Callouts specifically stating what is to be removed or what is to remain helps everyone that will look at this document.
- And more! It is important to discuss your demo project with the city before even starting the site plan. You want to know what you are getting into.
